April 2010 South Shore Sales

The average sales price ($198,838) is down and the median sales price ($165,000) is up slightly for single family homes in Lunenburg County from April 2009.  Queens County sales saw a moderate gain in average sales price ($133,526) and in median price ($114,000) for the same period.  Raw sales experienced a significant drop in Queens County relative to April 2009, down from 103 to 76 sales.  However sales for Lunenburg County increased by 59 units, the third straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale for all of the South Shore is up slightly since last April.

  

But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.
