July 2010 South Shore Sales

The average sales price ($204,490) is up 2.2% and the median sales price ($170,000) is up nearly 5% for single family homes in Lunenburg County from July 2009.  Queens County sales saw a significant 11.4% gain in average sales price ($133,889) while the median price ($111,000) remained nearly unchanged for the same period.  Raw sales experienced a significant drop in Queens County relative to July 2009, down from 90 to 69 sales.  However sales for Lunenburg County increased by 31 units, the sixth straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale for all of the South Shore is up slightly since last June.

  

But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.
