July 2011 South Shore Sales

The average sales price ($216,400) is up 5.6% from $205,000 and the median sales price ($175,000) is up 2.9% from $170,000 for single family homes in Lunenburg County from July 2010.  The average sales price in Queens County ($120,100) fell 12.1% from $136,700 while the median price ($105,000) dropped 4.5% from $111,000 for the same period.  Year over year sales rose from 69 to 74 homes in Queens County from July 2010.  Sales for Lunenburg County increased by 45 homes (419 to 464), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (732) is down from 740 from June of last year.  The inventory for Queens County (176) is slightly more than last year (173) and homes take about 6.5 months to sell.

  

But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.
