December 2011 South Shore Sales

The average sales price ($232,000) is up 10.2% from $208,300 and the median sales price ($175,000) is unchanged for single family homes in Lunenburg County from December 2010.  The average sales price in Queens County ($110,800) fell 12.4% from $126,500 while the median price ($85,000) dropped 26.1% from $115,000 for the same period.  Year over year sales rose from 73 to 93 homes in Queens County from December 2010.  Sales for Lunenburg County increased by 33 homes (440 to 473), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (521) is about the same as December of last year (512).  The inventory for Queens County (118) is also about the same as last year (117) and homes take about 8 months to sell.

  

But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.
