  • February 2012 South Shore Sales

    The average sales price ($231,500) is up 11.2% from $208,200 and the median sales price ($176,000) is is up from $175,000 for single family homes in Lunenburg County from February 2011.  The average sales price in Queens County ($110,400) fell 12.4% from $124,000 while the median price ($86,000) dropped 22.5% from $111,000 for the same period.  Year over year sales rose from 69 to 95 homes in Queens County from February 2011.  Sales for Lunenburg County increased by 47 homes (435 to 482), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (554) is a little less than February of last year (565).  The inventory for Queens County (127) is also slightly less than last year (137) and homes take about 8 months to sell.

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

  • December 2011 South Shore Sales

    The average sales price ($232,000) is up 10.2% from $208,300 and the median sales price ($175,000) is unchanged for single family homes in Lunenburg County from December 2010.  The average sales price in Queens County ($110,800) fell 12.4% from $126,500 while the median price ($85,000) dropped 26.1% from $115,000 for the same period.  Year over year sales rose from 73 to 93 homes in Queens County from December 2010.  Sales for Lunenburg County increased by 33 homes (440 to 473), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (521) is about the same as December of last year (512).  The inventory for Queens County (118) is also about the same as last year (117) and homes take about 8 months to sell.

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

  • November 2011 South Shore Sales

    The average sales price ($232,000) is up 12.9% from $205,500 and the median sales price ($177,500) is up 1.7% from $174,500 for single family homes in Lunenburg County from November 2010.  The average sales price in Queens County ($110,700) fell 12% from $125,800 while the median price ($85,000) dropped 23.4% from $111,000 for the same period.  Year over year sales rose from 77 to 91 homes in Queens County from November 2010.  Sales for Lunenburg County increased by 43 homes (433 to 476), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (599) is about the same as November of last year (586).  The inventory for Queens County (124) is also about the same as last year (134) and homes take about 8 months to sell.

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

    The average sales price ($220,700) is up 10.1% from $200,500 and the median sales price ($177,500) is up 4.46% from $170,000 for single family homes in Lunenburg County from September 2010.  The average sales price in Queens County ($114,600) fell 11.2% from $129,000 while the median price ($90,000) dropped 20% from $113,000 for the same period.  Year over year sales rose from 66 to 85 homes in Queens County from September 2010.  Sales for Lunenburg County increased by 36 homes (430 to 466), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (713) is about the same as September of last year (718).  The inventory for Queens County (164) is also about the same as last year (161) and homes take about 8 months to sell.

    The average sales price ($218,200) is up 7.5% from $203,000 and the median sales price ($175,000) is up 3.6% from $169,000 for single family homes in Lunenburg County from August 2010.  The average sales price in Queens County ($120,200) fell 10.8% from $134,700 while the median price ($105,000) dropped 8.9% from $115,000 for the same period.  Year over year sales rose from 63 to 82 homes in Queens County from August 2010.  Sales for Lunenburg County increased by 59 homes (416 to 475), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (680) is down from 746 from June of last year.  The inventory for Queens County (161) is slightly less than last year (169) and homes take about 7 months to sell.

    The average sales price ($216,400) is up 5.6% from $205,000 and the median sales price ($175,000) is up 2.9% from $170,000 for single family homes in Lunenburg County from July 2010.  The average sales price in Queens County ($120,100) fell 12.1% from $136,700 while the median price ($105,000) dropped 4.5% from $111,000 for the same period.  Year over year sales rose from 69 to 74 homes in Queens County from July 2010.  Sales for Lunenburg County increased by 45 homes (419 to 464), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (732) is down from 740 from June of last year.  The inventory for Queens County (176) is slightly more than last year (173) and homes take about 6.5 months to sell.

    The average sales price ($213,500) is up 5.2% from $202,900 and the median sales price ($172,000) is up 1.2% from $170,000 for single family homes in Lunenburg County from June 2010.  The average sales price in Queens County ($122,000) fell 9% from $134,000 while the median price ($105,000) dropped 4.5% from $110,000 for the same period.  Year over year sales fell from 69 to 68 homes in Queens County from June 2010.  Sales for Lunenburg County increased by 23 homes (429 to 452), continuing the trend of monthly year-over-year increases in sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (701) is down from 719 from June of last year.  The inventory for Queens County (172) is slightly more than last year (162) and homes take about 7 months to sell.

  • April 2011 South Shore Sales

    The average sales price ($208,600) is up 4.6% from $199,500 and the median sales price ($174,000) is up 5.2% from $165,000 for single family homes in Lunenburg County from April 2010.  The average sales price in Queens County ($118,000) fell 14.4% from $135,000 while the median price ($109,000) dropped 5.2% from $115,000 for the same period.  Year over year sales fell from 77 to 66 homes in Queens County from April 2010.  Sales for Lunenburg County decreased by 5 homes (432 to 427), the the first time in 15 months the market has experienced a drop in raw sales.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (643) is down from 669 from April of last year.  The inventory for Queens County (161) is slightly more than last year (151).

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

    The average sales price ($209,800) is up 6.7% from $196,700 and the median sales price ($174,500) is up 6.1% from $165,000 for single family homes in Lunenburg County from March 2010.  The average sales price in Queens County ($121,700) fell 10% from $135,200 while the median price ($110,500) dropped 5.6% from $117,000 for the same period.  Year over year sales fell from 74 to 68 homes in Queens County from March 2010, however sales for Lunenburg County increased by 20 homes (417 to 437), the fourteenth straight monthly year over year increase and a good sign that the market continues to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (578) is down from 590 in March of last year.  The inventory for Queens County (145) is slightly more than last year (140).

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

    The average sales price ($208,200) is up 6.1% from $196,300 and the median sales price ($175,000) is up 6.1% from $165,000 for single family homes in Lunenburg County from February 2010.  The average sales price in Queens County ($134,900) fell 8% from $124,000 while the median price ($111,000) dropped 3.5% from $115,000 for the same period.  Year over year sales fell from 72 to 69 homes in Queens County from February 2010, however sales for Lunenburg County increased by 23 homes (412 to 435), the thirteenth straight monthly year over year increase and a good sign that the market continues to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (565 is the same as it was in February of last year.  The inventory for Queens County (137) is slightly less than last year (148).

    The average sales price ($209,400) is up 5.8% from $197,900 and the median sales price ($175,000) is up 7.4% from $163,000 for single family homes in Lunenburg County from January 2010.  The average sales price in Queens County ($130,100) rose only sligjhtly from $129,300 while the median price ($124,500) rose 23.3% from $101,000 for the same period.  Year over year sales fell from 76 to 66 homes in Queens County from January 2010, however sales for Lunenburg County increased by 26 homes (405 to 431), the twelfth straight monthly year over year increase and a continuing sign that the market continues to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (534) is up slightly from 520 in January of last year.  The inventory for Queens County (127) is slightly less than last year (141).

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

    The average sales price ($208,100) is up 4.6% from $197,000 and the median sales price ($175,000) is up 21% for single family homes in Lunenburg County from December 2009.  The median price for December of 2009 was unusually low ($145,000) so the jump by 21% should not be taken as significant.  The average sales price in Queens County ($127,100) fell 3% from $131,000 while the median price ($117,500) rose 4.9% from $112,000 for the same period.  Raw sales remained unchanged in Queens County (72 homes) relative to December 2009, however sales for Lunenburg County increased by 46 homes, the eleventh straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (512) is up slightly from 477 in December of last year.  The inventory for Queens County (117) is slightly less than last year (126).

    The average sales price ($205,800) is up 4% and the median sales price ($174,500) is up 7% for single family homes in Lunenburg County from November 2009.  The average sales price in Queens County ($126,100) fell 4.5% from $132,100 while the median price ($111,000) fell 7% from $119,500 for the same period.  Raw sales are up only slightly by 4 units in Queens County relative to November 2009, however sales for Lunenburg County increased by 62 homes, the tenth straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (586) is relatively unchanged from from573 from November of last year.  The inventory for Queens County (134) is also nearly the same from last year (132).

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

    The average sales price ($203,200) is unchanged and the median sales price ($170,000) is up 4.3% for single family homes in Lunenburg County from October 2009.  The average sales price in Queens County ($125,750) fell 3.9% from $130,900 while the median price ($110,500) fell 2.6% from $113,500 for the same period.  Raw sales remained unchanged in Queens County relative to October 2009, however sales for Lunenburg County increased by 62 homes, the ninth straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (640) is relatively unchanged from from 645 from October of last year.  The inventory for Queens County (143) is also nearly the same from last year (141).

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

    The average sales price ($200,350) is down 3.3% and the median sales price ($170,000) is up 3.3% for single family homes in Lunenburg County from September 2009.  Queens County sales had no change in average sales price ($129,000) while the median price ($113,000) fell 5.4% from $119,500 for the same period.  Raw sales experienced a significant drop in Queens County relative to September 2009, down from 77 to 66 sales.  However sales for Lunenburg County increased by 61 homes, the eighth straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale in Lunenburg County (718) is up from 657 from September of last year.  The inventory for Queens County (161) is also up from 150.

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.
